The developer wanted eight detached villas. We argued for a row: shared walls halve the exposed surface, the deep plan shades itself, and the saved plot area became a planted lane the houses actually use.
Each house wears a full-height screen — a contemporary mashrabiya in glass-fibre concrete — that cuts direct gain by two thirds while letting the lane breathe through. Behind it, balconies work as rooms for eight months of the year instead of two.
The row sold before completion at a premium over the villa scheme it replaced, which is the argument we now bring to the next developer.
